The Internet is a robust sources of information, but it can be very challenging to find those resources. Brokers and consumers need to be able to obtain information necessary in order to make appropriate decisions.
We are going to look at free resources ton subjects such as property locational attributes, taxes, environmental and tax matters, lending, material facts, licensing, and more.

Surprisingly interesting! Well, maybe easements aren’t as interesting as what’s on Netflix, but brokers encounter easement issues all the time.
• What are the differences between easements, rights of way, licenses and encroachments?
• What are various uses for easements?
• How are easements created discovered and terminated?
• How do contracts, deeds, and title insurance handle easements?
• What are broker disclosure obligations?
Despite efforts by the NCREC (North Carolina Real Estate Commission) to advise brokers that various stigmas do not create the necessity of consumer disclosure, confusion reigns.
This confusion may be due to the law itself which states that murders, suicides, and illnesses do not have to be disclosed—true—but if asked a direct question by consumers, brokers cannot lie. Moreover, there are many different types of stigmas—not just ones associated with death.
This course provides examples of many different types of stigmas; a review of research on the impact of stigmas on property value; an analysis of various lawsuits regarding stigmatized properties; and a discussion of appropriate disclosure practices and requirements.
